| We handle all phases of marketing residential rentals. LENGTH OF CONTRACT While our management contracts are usually for two year terms, we have enough confidence in our staff and our customer relations to give you the right to cancel at any time by giving us a 30 days' written notice. INITIALIZATION FEES Unlike many other management companies, CENTURY 21 Folks Realty does not assess initial set-up fees. The cost of gathering and processing data on your properties into our up-to-the-minute system, as well as the cost of maintaining site and tenant master files, are all covered in your management fees. REPORTS PROVIDED A number of accounting reports are available to you in order to meet your individual needs. These include income expense and maintenance reports and are available at no extra charge to you on a monthly basis. COMPETITIVE RATES Every effort is made by our staff to maintain current knowledge of the rental market, thus ensuring that the rental rates we set for you will always be competitive ones. TENANT SELECTION AND HANDLING Written applications, personal interviews and thorough verification of a prospective tenant's leasing history and credit reputation help provide you with the best tenants possible. In the rare event that problems do arise in spite of these efforts, our legal support systems are called into force to help minimize legal fees and provide maximum protection of your interests. TENANT SECURITY DEPOSITS On-site inspections by us and written make-ready and damage repair reports prepared on tenant move-out are utilized to determine whether any portion of the tenant's security deposit is to be forfeited under terms of the lease. In doing so, we comply with statutory notice requirements as set forth by law. RENTAL COLLECTIONS/DELIQUENCIES/DISBURSEMENTS Rental monies are collected by us on your behalf when due. As necessary, we employ follow-up calls, late notices and a late fee structure to collect past-due rent payments. MAINTENANCE AND REPAIRS To best serve you, we are on call 24 hours a day, 365 days a year in order to handle emergency situations which may arise from time to time. Most problems can be handled by us without the necessity of your involvement. When necessary- and always prior to the start of major work- we will submit estimates for your approval and authorization. Follow-up telephone reports to you are then made, and we will provide you with copies of vendor statements. SALES We can work actively toward selling your property even while it is rented if you wish. |
